DispoLab Privacy Policy

This Privacy Policy explains how Kopczynski Capital LLC, doing business as Northstar Homes ("DispoLab," "we," "us," or "our") collects, uses, and shares information when you use the DispoLab website and application (the "Service"). By using the Service, you agree to the practices described here.
DispoLab is a software tool for real estate wholesalers and investors. Wholesalers use it to organize their cash-buyer network and match properties to buyers; investors use it to post the kinds of properties they want to buy ("buy boxes") and receive matching deals.
1. Information we collect
Account information. When you create an account, we collect your name, email address, phone number, your role (wholesaler or investor), and a securely hashed password. Authentication is handled through our infrastructure provider (Supabase).
Information you input ("Your Content"). This includes everything you add to the Service, such as:
- Your buyer lists and buyer criteria ("buy boxes"), including the names, email addresses, phone numbers, and preferences of the buyers you add;
- Property and deal details you enter or analyze;
- Notes, messages, inquiries, and other text you provide.
Some of this information is about other people (for example, the cash buyers a wholesaler adds to their private list). You are responsible for having the right to provide that information to us — see our Terms of Service.
Payment information. Subscription payments are processed by Stripe. We do not store your full card number; Stripe handles card data directly. We store your subscription status (e.g., trialing, active, past due, canceled) and related identifiers.
Usage and technical information. We collect basic log and device data, and we use cookies and similar technologies that are necessary to keep you signed in and to operate the Service.
2. How we use information
We use information to:
- Provide and operate the Service — including buyer import, the buyer CRM, property-to-buyer matching, the marketplace, deal history, and billing;
- Process Your Content using artificial intelligence (provided by Anthropic) to parse imports, generate matches, and produce match explanations and scores;
- Communicate with you, including account and transaction emails (such as sign-up confirmation, marketplace notifications, and billing notices);
- Maintain the security and integrity of the Service, prevent abuse, and comply with law.
Improving the Service and its features (please read). Information you provide — including your private buyer lists and buyer criteria — may be used to operate, maintain, and improve the Service and its features across the application. This includes improving the quality and accuracy of our matching engine and related functionality, which may benefit other users of the Service generally (for example, by improving how locations and buyer preferences are interpreted). Where we use input data to improve the Service in ways that extend beyond your own account, we aim to do so in a manner that does not publicly expose your buyers' personal contact details to other users without the appropriate step in the Service (such as a marketplace inquiry).
Note for review: This clause should be confirmed against exactly how DispoLab uses private-list data in practice, so the disclosure neither overstates nor understates the actual behavior. If private buyer data is ever surfaced or shared beyond improving matching, that specific use should be described here explicitly.
3. The marketplace and how information is shared between users
DispoLab includes a two-sided marketplace:
- Investors can publish buy boxes. A published buy box and its criteria are visible to wholesalers through matching.
- Wholesalers can send a deal inquiry to an investor whose buy box matches a property. When you do, relevant deal information is shared with that investor, and the investor receives a notification.
- Investors may choose to make their email and/or phone number visible to wholesalers. If you enable this, that contact information will be shown to wholesalers who view your matching buy box.
You control what you publish. Information you keep private (such as a wholesaler's private buyer list) is not published to the marketplace, subject to the "Improving the Service" section above.
4. How we share information with service providers
We share information with third-party providers that help us run the Service, only as needed to provide it:
- Supabase — database, authentication, and hosting of your data;
- Anthropic — AI processing of Your Content to power parsing and matching;
- Stripe — payment and subscription processing;
- Resend — delivery of transactional emails;
- Vercel — application hosting.
We do not sell your personal information. We may also disclose information if required by law, to enforce our Terms, or to protect the rights, safety, or property of DispoLab, our users, or others. If we are involved in a merger, acquisition, or sale of assets, information may be transferred as part of that transaction.
5. Data retention
We retain information for as long as your account is active and as needed to provide the Service, then for a reasonable period to comply with our legal obligations, resolve disputes, and enforce our agreements. You may request deletion of your account and associated data as described below.
6. Security
We use reasonable technical and organizational measures to protect information, including encrypted connections and access controls. No system is completely secure, and we cannot guarantee absolute security.
7. Your choices and rights
You can:
- Access and update most of your account information directly in the Service;
- Request a copy or deletion of your personal data by contacting us at support@dispolab.app;
- Cancel your subscription at any time from your account settings or billing portal.
Depending on where you live, you may have additional rights (such as access, correction, deletion, or portability). To exercise any of these, contact us at support@dispolab.app.
8. Children
The Service is not directed to anyone under 18, and we do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.
9. Where information is processed
DispoLab and its providers operate in the United States. If you access the Service from elsewhere, your information will be processed in the United States.
10. Changes to this policy
We may update this Privacy Policy from time to time. If we make material changes, we will update the "Last updated" date and, where appropriate, notify you. Your continued use of the Service after changes take effect means you accept the updated policy.
